PRECINCT REJUVENATION

 

Mapletree redeveloped the Alexandra Distripark into MBC, a Grade-A integrated business hub. A sprawling development with a gross floor area (GFA) of almost two million sq ft, MBC became the new landmark of the precinct when it was completed in April 2010. It comprises an office tower, two business space buildings as well as an amenities and retail block, all seamlessly connected by sheltered linkways. Shared green spaces, dining and lifestyle options injected into the development add to MBC’s suite of offerings. Today, MBC is a fully integrated modern business hub that serves the real estate needs of many multinational and large corporations. MBC has modernised and revitalised the precinct, attesting to Mapletree’s skills and knowledge in creating vibrant spaces.

 

 

Mapletree also redeveloped the under-performing retail podium of PSA Building into Alexandra Retail Centre (ARC). This formed the second phase of Mapletree’s efforts to rejuvenate Alexandra Precinct. The three-storey shopping and convenience mall added 89,000 sq ft of retail space to the neighbourhood. ARC now has about 75 retail outlets made up of a mix of restaurants, cafes, a supermarket and banking facilities. Since the revamp, the needs of MBC’s bustling 10,000-strong working community are supported by ARC which is linked to MBC. ARC has further been attracting a steady stream of visitors from the residential estates nearby. A sheltered pedestrian bridge connects ARC directly to the Labrador Park MRT station, further adding to the connectivity of the precinct.

The next and final stage of rejuvenation will see Mapletree transform The Comtech into the second phase of MBC, MBC II. MBC II will complement the existing state-of-the-art business facilities at MBC with new elements such as a sunk-in amphitheatre that rest in the middle of a lush green landscape, blending harmoniously with the nature parks located in the area. It will also feature innovative and adaptive space solutions, which will be supported by retail and F&B options. MBC II will also be home to Singapore’s tallest business park at 30 storeys. The completion of MBC II (expected in 2016) will reinforce MBC as a first-rate business park concept, further underpinning the development’s place as the centrepiece of Alexandra Precinct.
