  • Building is equipped with key parameters for Good IEQ: column-free layout, views of harbour and surrounding greenery
  • Designed to meet stringent International Green Certification (Singapore Green Mark and United States LEED)
  • Carbon reduction of 4,300 tonnes per year, or the equivalent of saving 434,100 trees
  • Electricity savings of 8.6 million kWh per year, or the equivalent of about 1,871 four-room flats’ energy consumption annually, based on Singapore Energy Statistics 2014

High water efficiency

  • More than 30,000 m³ of rain water harvesting
  • 31,080 m³ of fresh water saved annually using water saving fittings
  • Better air quality by using primary/secondary filters, UV light treated air to kill bacteria and airborne germs
  • ETTV less than 40W/sqm – reduces heat load on the building saving energy for cooling

Easy access to public transportation

  • Covered walkways and travelators are provided for commuters to promote the use of public transport

Lush and low maintenance landscaping

  • Automatic irrigation system with rain water harvesting and rain sensors to reduce water consumption, where annual water savings is equivalent to eight Olympic-sized swimming pools
  • Extensive greenery to reduce heat island effect
  • Greenery integrated with storm water management to treat urban runoff and reduce ponding
  • 2.8 hectares of planting area and over 1,400 trees in MBC

Facade and landscape design

  • North-south facing of the four blocks minimises solar exposure for key functional areas of the office spaces

Energy efficiency features

  • Energy savings of about 15 million kWh/year
  • Reduction of carbon emissions by an estimated 7,800 metric tonnes per year
  • Fully-cladded facade with aluminium-framed and low-emissivity double glazed vision glass panels, to reduce interior heat transmission
  • Efficient district cooling plant with the highest energy efficiency of 0.62 kW/tonne
  • Recycled heat from the chiller plant is used to warm the swimming pool and produce hot water for F&B outlets, gym and childcare centre
  • Common areas fitted with motion sensors and zoning control for responsive lighting, air-conditioning, escalators, lifts and car park exhaust system

Water efficiency features

  • Recycled water (NEWater) is supplied to the cooling tower; zero-potable water use
  • Rain water harvesting system is integrated with an automatic rain sensor control to ensure plants are irrigated only during sunny days

Innovative green features

  • Connected to HortPark, a 29 hectares park in South-western Singapore connecting Telok Blangah Hill Park to Kent Ridge Park
  • Provision of facilities such as bicycle lots, shower facilities and sheltered overhead pedestrian walkway to the Labrador Park MRT station to encourage use of public transport
