New - MBC II

The success of MBC will be closely followed by its newest and latest phase MBC II. At 30 storeys, MBC II is Singapore’s tallest business park building, offering commanding views of the sea and surrounding parks – a most refreshing respite from the hustle and bustle of work. The tower will terrace down to eight-, six- and five-storey blocks offering a dramatic architectural transition.

Offering NLA of 55,000 sq ft over two storeys and typical floor plate (at the tower) of 28,000 sq ft, MBC 50 will also house a canteen to facilitate ease of access for the building’s users. MBC 60 meanwhile will provide 103,000 sq ft of NLA over four storeys, and floor plates of 27,000 sq ft.

With 104,000 sq ft spread over six storeys, units in this block will feature on the first floor a floor plate measuring 28,000 sq ft, and a mezzanine of 8,000 sq ft floor plate. MBC differentiates itself from the traditional business park by offering flexible and adaptive space solutions for modern businesses. Its first phase is already the location of choice for many large corporations seeking to consolidate their office and back-end operations in a single location.

Offering Grade-A specifications and large, column-free floor plates, MBC II caters to companies looking for quality fringe-CBD business space. It is further designed to provide even greater versatility, enabling businesses with larger space requirements to integrate space on the same level and create seamless floor plates as large as 123,785 sq ft.

Businesses that require a generous floor-to-ceiling height look to MBC 70 where units will feature a mezzanine level that provides a floor-to-ceiling height of 7.75 metres. Space wise, the lower level will offer an expansive floor area of 27,448 sq ft, while the upper level will provide an additional 7,535 sq ft of space. The towering MBC 80 will further present commanding views of the sea to the south along with the surrounding greenery of the Labrador Park, HortPark and Southern Ridges.

Rooted in a desire to blend harmoniously with the nature reserves in the vicinity, MBC’s newest four buildings will nestle in a garden created by 1,400 trees over a planting area of 2.8 hectares. At its heart lies a 1,000 sq ft inner garden, further complemented by landscaped walkways, open green spaces and roof terraces.

MBC is a proven leader in sustainability design, having picked up numerous local and international awards for its energy and water saving features. MBC II is set to raise the standards for sustainable business park design and its environmentally-friendly infrastructure has already received the Singapore Building & Construction Authority (BCA) Green Mark Platinum and LEED Gold level awards.

MBC with its comprehensive range of business and lifestyle amenities is self-contained to meet the everyday needs of its occupants.

MBC is equipped with business facilities such as a multipurpose hall venue dedicated to hosting conferences and events of different sizes and formats. Other amenities include a gym and pool, convenience store, childcare centre, laundromat, clinic, and F&B outlets.

MBC II will add more F&B options along with sporting facilities such as a badminton hall, basketball and futsal courts, jogging path, fitness stations, and open spaces for yoga and tai-chi.

A new garden amphitheatre for arts events and performances will bring even more buzz to the business hub, which will be infused with specially commissioned art installations that feature prominently within the development’s public areas.

MBC’s strategic location at the fringe of Singapore’s Central Business District (CBD) means that it is just a 10-minute drive from the city. Major expressways such as Ayer Rajah Expressway (AYE), East Coast Parkway (ECP) and the Central Expressway (CTE) facilitate easy access to most parts of Singapore.

As a developer of modern business spaces, Mapletree is mindful to incorporate infrastructure that reduce and mitigate environmental impact.

MBC was designed to meet the most stringent green standards and it has received the highest level Green Mark certification by the Singapore BCA. The award was renewed in 2013.

A key feature of MBC’s environmental sustainability is its district cooling plant, which is the world’s most efficient plant in the tropics*. Waste heat is channeled to heat a swimming pool for its gym and provide hot water for F&B and retail outlets.

The same plant will further extend to MBC II and the combined MBC development will generate annual energy savings of 23.6 million kWh, equivalent to meeting the electricity needs of almost 4,200* Singapore households in a year.

The integrated business hub will also feature 48 eco-friendly parking lots and 194 bicycle lots, to encourage users towards more environmentally-friendly modes of commuting.

*Calculation: 23,600,000kWh / 5,628kWh = 4,193 and accurate as of 2013
